SLEEPING Bedroom 1, Main Level - King bed (sleeps 2), large flat panel TV, gas fireplace, private deck access with attached bath. Bedroom 2, Main Level - Bunk room with captains bunks with Full/Twin (sleeps 2-3), flat panel TV, half bath just outside of the room. Bedroom 3, Upper Level - King bed plus twin pull out (sleeps 3), gas fireplace, TV, private balcony, and attached bath. Bedroom 4, Lower Level - King bed (sleeps 2), gas fireplace, TV, and attached bath. Bedroom 5, Lower Level - Queen bed (sleeps 2), gas fireplace, TV, and attached bath. Extra Sleeping: Pull out Queen sleeper sofa in TV room.

Located in the Highlands neighborhood just north of Breckenridge's town center, Garnett’s Way is a convenient seven minute drive (3 miles) to Main Street's restaurants, coffee shops, boutique shops, nightlife and Breckenridge Ski Resort. The popular Flume Trail sits right below the lower-level patio and offers some of the best hiking and biking in the world!

This home offers complimentary Guest Shuttle Service to all guests staying from November through April. The shuttle runs from 7:30 AM until 5:30 PM. You are allowed up to four rides daily in your own private 11 person passenger van with friendly drivers from Plan B Transportation. This home is just 3 miles from Breckenridge town center. 4-WHEEL DRIVE IS REQUIRED in winter months. The shuttle is an independent company that the owners hire in order for them to take your group to and from the ski or to Main Street. You are allowed to reserve up to four rides per day (two during peak times). The shuttle is an 11-person passenger van. It is best to schedule with them ahead of time if you know approximately when your group will want a ride to the ski area base every day and when they would like a ride back to the house. The company will also do a last-minute pick-up (unscheduled) but the wait time may be a little bit if they are in the middle of another ride. The company is called Plan B Transportation and the phone numbers and instructions will be included with the check-in instructions you receive. Please feel free to call them for more information.

NO PARTIES OR EVENTS OF ANY KIND ALLOWED AT THIS HOME. No pets allowed. • No campers, camper vans or trailers are allowed to park anywhere in the neighborhood. CANCELLATION POLICY: Once the first half is paid (50%), that portion is non refundable. Once the second half is paid (the remaining 50%) thirty days before your arrival, that portion is also non refundable. If there is a major emergency due to Covid or otherwise, we will work with you to either reschedule or refund depending on the circumstances.

• Must be at least 30 years old to stay in the house unless accompanied by a parent or guardian • This house is perfect for families or several families coming together for a mountain vacation • Campers, camper vans, and trailers are not allowed in this neighborhood due to HOA restrictions • No parties, events, or bachelor party weekends • No more than the maximum number of people are allowed to stay in the house • No smoking or cannabis in the house - an automatic $500 fine will be assessed • Check-in is any time after 4PM • Check-out is at 10am sharp • Quiet hours from 10:00 P.M. to 8:00 A.M. during which time you shall not unreasonably disturb adjacent neighbors • When using the BBQ do not leave it unattended and after using it please clean the grill • No Pets - this is strictly enforced • Must be at least 30 years of age to rent this home or accompanied by a parent. LiveBreck Property Management enforces an age policy of 30 years old. Families with children are welcome. We do not accept college groups. We expect our guests to treat our home as they would their own. Turn off lights when not in the room or at home, cover items in the microwave, remove shoes while inside etc. Quiet hours after 10pm. No smoking or cannabis of any kind permitted inside of the property. This is a residential neighborhood. Please be respectful of the folks around you and keep voices and music low especially after 10pm.

The adjacent dining area seats 8 at the table and is surrounded by windows. The main level also features a convenient half-bath, a large pantry available with plenty of food storage, a laundry room with a washer, dryer, and large sink and mudroom with space to store everyone’s gear. Enjoy the large main deck area just off of the great room and and take in stunning mountain views. Enjoy a summer meal at the outdoor dining table or warm up beside the gas fire pit during colder months. A BBQ gas grill is available for year-round use. In the lower level you will find a cozy family room with a TV, cocktail arcade game table, a large sectional sofa, gas fireplace, TV, wet bar, and private outdoor hot tub. Other amenities include a washer and dryer, and a 3-bay heated garage with parking for 5 cars total. Strictly animal-free due to allergies or other necessary circumstances. Due to HOA restrictions, campers, camper vans, and trailers are not allowed to park anywhere in the neighborhood unless inside of a garage.
