The spacious floor plan features three levels of living space, floor to ceiling windows, TV room with shuffleboard table, hot tub, full size walk in dry-sauna, and a 2-car garage. Outside enjoy an expansive balcony, lawn games, and horse shoe court!

This is an exclusive area near the Breckenridge golf course with large lots and sweeping views in a perfect mountain setting. PARKING – 2 cars in the garage and at least 3 more outside of the garage. Campers, camper vans, and trailers are not allowed in this neighborhood due to HOA restrictions.

Enjoy a 10-15 minute walk to the Breckenridge Golf Course and a 5 minute drive to Main Street Breckenridge and gondola parking. Breckenridge's best hiking and biking trails just outside the door. A car is recommended with this property. Guests also have access to a free VIP Mercedes van ski shuttle during ski season - Nov through April! The VIP Mercedes van ski shuttle will drop you off at either of the Breck Resort bases or downtown Breckenridge. You can schedule multiple pick-up times during the day. The shuttle is an 11-person passenger van. It is best to schedule with them ahead of time if you know approximately when your group will want a ride to the ski area base every day and when they would like a ride back to the house. The company will also do a last-minute pick-up (unscheduled) but the wait time may be a little bit if they are in the middle of another ride. • Must be at least 30 years old to stay in the house unless accompanied by a parent or guardian • This house is perfect for families or several families coming together for a mountain vacation • Campers, camper vans, and trailers are not allowed in this neighborhood due to HOA restrictions • No parties, events, or bachelor party weekends • No more than the maximum number of people are allowed to stay in the house • No smoking or cannabis in the house - an automatic $500 fine will be assessed • Check-in is any time after 4PM • Check-out is at 10am sharp • Quiet hours from 10:00 P.M. to 8:00 A.M. during which time you shall not unreasonably disturb adjacent neighbors • When using the BBQ do not leave it unattended and after using it please clean the grill • No Pets - Must be at least 30 years of age to rent this home or accompanied by a parent. LiveBreck Property Management enforces an age policy of 30 years old. Families with children are welcome. We do not accept college groups. We expect our guests to treat our home as they would their own. Turn off lights when not in the room or at home, cover items in the microwave, remove shoes while inside etc. Quiet hours after 10pm. No smoking or cannabis of any kind permitted inside of the property. This is a residential neighborhood. Please be respectful of the folks around you and keep voices and music low especially after 10pm.

Cancellation Policy: Once the reservation is confirmed and the first portion of the payment has been made, those funds are non refundable. The remaining balance will be due thirty days before your arrival. Once the balance is paid, that portion is also non-refundable. If the ski area shuts down or a public health order prevents us from hosting you during your reserved time, you will be eligible for a full refund or will be able to reschedule.
